Location affects your day-to-day. Are there eateries and coffee shop nearby? Do you need public transportation? Is a park important? And remember, location influences your resale. Could you be a pioneer?

Staying flexible on timing can be an incredibly useful tool. For instance, if you're currently renting, consider opting for a month-to-month lease as you start your search. Waiting until the last three months of your lease before beginning the house hunt can create unnecessary pressure, particularly in today's low inventory market, where finding the right property can take more time than expected.
